Central Country Estate Inc. - 2007 CREBA Developer of the year

MEXICO, PAMPANGA – The Chamber of Real Estate & Builders’ Associations, Inc. (CREBA) bestowed the most coveted Developer of the Year (Planned Community) award to Central Country Estate, Inc. (CCEI), owner and developer of the Lakeshore Estate. CREBA National President Pedro Tario and Congressman Eduardo Zialcita presented the award. CCEI President and CEO, Architect Nestor S. Mangio received the plaque during the ceremonies held on April 26, 2007 at the Rigodon Ballroom of the Manila Hotel.

CCEI was recognized for its foremost project, The Lakeshore. Envisioned to be Central Luzon's future leisure hub, the development is strategically located at kilometer 71 along North Luzon Expressway here in Mexico. It is a self-contained community developed as a residential, recreational, and commercial facility, with waterfront ambiance and resort amenities at standards comparable with the best in the world. The houses are cozy Italian-Mediterranean-inspired villas supported by amenities that provide its residents an exceptional lifestyle.

CCEI was chosen based on Lakeshore’s social impact in terms of cost-benefit considerations; economic returns in terms of employment generated, value added and the impact on the local government; innovative approaches introduced; and global impact.

Mangio said, “The project goal is to promote quality family living with an atmosphere conducive to leisure and business. With balanced planning, the project will be a positive factor on the promotion of the moral fiber of residents and the improvement of their socio-economic condition as well as that of the local community. Furthermore, with the huge investment poured into the project, it was envisaged that the project would stir economic activity to the province of Mexico and create momentum for the growth of the once untapped barangays of the town. With this new development, more communities are expected to rise and this will ensure the continuing economic growth of Mexico that will eventually lead to its being a full-pledged city.”

“The project will have an effect on a long-term basis with the creation of a new and vibrant community. It will also serve as a magnet to attract more local and foreign investments, thus resulting to a multiplier effect. Indeed, the tangible and intangible benefits that the project will bring cannot be overemphasized,” Mangio added.

During its pre-conception, one major obstacle that the developer encountered is the fact that the project is lying on dry land. They broke through that barrier and tapped the natural water table of the site in order to create the first ever man-made lined lake in the Central Luzon. The lake then, became the focal point of the development. They also transplanted 15,000 units of mature trees at 10 to 20 years old and relocated some 5,000 mature trees from Clark, which were in the way of the proposed Clark-Subic road. Since they value the importance of open spaces, the planners allotted 50% of it in the first phase.

The project has become the benchmark of most developments in the Philippines and especially admired by developers and investors abroad. “Our projects exceed the quality of other communities abroad because we have applied the principles of place making, new urbanism, smart growth and international planning, as learned in conventions attended in the USA and Europe,” enthused Mangio.

CCEI recognizes the importance of breaking-even and return on investments but has gone the extra mile as they want a humane project that would also answer to the economic and social needs of the present community.

In closing, Mangio stressed, “Indeed, both the aesthetics and functionalism are evident in this project. We are proud to say that we have over-delivered from what we have initially promised.

The “Developer of the Year” is the highlight of the Pillar Awards, a special project of the CREBA Council of Leaders which is composed of former CREBA national presidents.
